APPLICATION FEE: $30.00 per person: A credit report, Background Check and Rental History verification on Applicant(s) may be obtained by Agent on behalf of Owner prior to execution of a lease. Applicant(s) consents to the obtaining of such reports. The application fee is non-refundable.

NO SMOKING: This is a No Smoking property. Smoking is not allowed at any time inside the house or garage.

SECURITY DEPOSIT: All money deposited with this application including the first month's rent, will be held as a security deposit. This security deposit and first month's rent will NOT be refunded if the Owner/Agent approves Applicant's credit and references and Applicant(s) decides, jointly or severally, not to rent the house applied for by Applicant. All of the security deposit and first month's rent will be refunded if Owner/Agent does not approve Applicant's credit or references.

LEASE EXECUTION: Upon approval of the Rental Application by RC Properties, parties agree to execute the RC Properties Lease for the applied for property within two (2) business days. If Lease is not executed within two (2) business days, RC Properties reserves the right to cancel the Application. In such an event, the Applicant(s) will forfeit the Security Deposit and RC Properties may immediately rent the property to another party.

VERIFICATION: I represent that all of the information in this rental Application is true and accurate to the best of my knowledge, and I acknowledge that the Owner/Agent will rely on this information in considering this application. Furthermore, in the event that the Owner/Agent determines that any of the foregoing information is false, I waive any rights that I may have under applicable law to notice or the establishment of grounds for eviction without prior notice or the establishment of ground for eviction.

CERTIFICATION: For the purpose of allowing Owner/Agent to evaluate my application and determine my suitability as a resident, I hereby certify that neither I nor any potential occupants of my home have ever been charged with or convicted of a felony or any crime involving theft, violence, fraud, illegal drugs, or a sexual offense of any kind whatsoever.
